Furnace Filters

My neighbor has been asking TAG and the builder who looks after filters. So far it looks like we own the furnace and so will be responsible for maintenance and filters.

She also tried to find filters, as did we. unfortunately, they are an odd size 15x28x1 and regular stores do not seem to carry them. If anyone finds a source please let us know as I am sure many of us would like to replace the current ones now the building is getting a little more settled and the dust is settling.

  1. The air filter they gave me was 13x24x1 which is impossible to find locally and probably only available through the Whalen Company who operates out of the states (going to be fun finding service if need be). I measured the space I have and a 14x24x1 will fit fine and is available from Honeywell at home depot. measurement of the space you have for the filter will more than likely open up a few more options

  2. I have issues with the thermostat. It keeps doing its own thing. Temp keeps going down on its own. Anyone else with similar problem ?

  3. The thermostat is simple (non programmable) but it does try to keep the room at a set temperature range and will heat or cool as needed depending on how it is set.
You can see a bit more information in the install instructions here: http://www.icmcontrols.com/ProdImages/ig_LIAF011-1-ENG.pdf.
    Some info:
The SC4011 Pro has four possible operating modes: OFF, Heat, Cool, and Heat & Cool mode. In off mode, the thermostat will not turn on heating or cooling devices. The manual fan can be turned on in all operating modes using the fan button. In heat mode, the thermostat controls the heating system.

Check Mode of Operation in the install sheet for more details.
In the cool mode, the thermostat controls the cooling system. In heat &cool mode, the thermostat controls both the heating and cooling systems.

  4. I found I had issues when in the "heat cool" mode. it seemed to be running all the time even though I had about a 10 degree difference between high low settings. I think this may have been the issue on the 4th floor south end, it was like a sauna last week and was pumping hot air in. Does anyone know where the floor control is in the event this happens again? sometimes its extremely hot and sometimes very cold.

  5. Regarding the air filters, I have emailed Dan Spencer from New Horizon and asked him to contact TAG and sort this out. He promised to look after this.

I'll update you once I get his response

  8. The building has approved Leeds to come in and clean furnaces for all who wish it and pay their fee (notice was up last week or so). Earlier, I bought filters and provided them myself for owners but only have a few small ones left and will likely not do it again since we now have someone to look after them for us if we choose to.
Remember, the furnace is yours and not the corporations so you need to keep it running just like in a house. The difference between us and a house is our units actually need "washing" to keep the coils clean. Changing the filter is not enough and will eventually cause your unit to fail which will cost you big money.
Leeds offers cleaning and filters for $50 ($40 if we get another 30-35 owners to sign up - we have about 65 and need 100). They also are offering insurance for $69 a year

    1. Forgot to add, it is not TAG or Dan's issue now, but ours as owners
