New Board 2015 - same old issues

Welcome Sura Alshear to the Haven Board of Directors! We anticipate a fruitful year working hard to accomplish our goals.

Dogs
There have been several posts lately about dog owners. Let's be clear  - at NO time are you allowed to let your dog out a side door to do its business. Side doors are not to be used except in emergencies and are never to be propped open so you can let your dog run loose and defecate on the property. In fact, no dog is ever allowed to do its business on corporation property. If the dog accidentally goes, you are to stoop and scoop and deposit it in the garbage, NOT leave it by the front door for someone else to clean up.

Stoop and scoop is not only the law, it is being mindful of your neighbours.  If you feel it is too much of a hardship then perhaps you should not own a dog.

Hot Water
There appears to be an intermittent issue with hot water the past few weeks. We thought it fixed two weeks ago but this weekend units had lukewarm water for showers and baths. We will continue to follow up and try to resolve this.

  1. so my friend was parked in visitors parking last and I did not register him because it was an unexpected visit...he received a ticket for $45! Is there anything I can do about this?? Who should I contact?

  2. You should have received a pin and address to register guests some time ago. Registration can be done online the same day to avoid this kind of situation. If a guest is not registered they run the risk of getting a ticket

  5. TAG looks after parking registrations. If you recently bought or rented then your previous/current owner might have it. Start with TAG and see if they sent your unit the notice.

  7. Hi Barry, there seems to be a problem on the second floor with freezing air coming out of the vents ? I am not sure if this is air conditioning, but I had guess over on the weekend who commented it was like walking into a freezer! Is there a way to control the thermostat to a more reasonable temperature. Not only is this extremely uncomfortable it is obviously not very cost effective to the owners expenses. I have called Tag Management once again although they are not the best for addressing issues. After having cold showers daily that no one wants to resolve, this is just another disappointment living in this Condo.

  8. I have been away the last week so did not notice. I see several complaints and TAG has someone looking into it. The hallways are controlled by thermostat and should be around 70 degrees. Obviously something went wrong.

  9. Hi Barry, also the stair case c level 1, the heather on the ceiling runs constantly non stop day and night. No need for that, the unit needs a thermostat so it runs more cost effective. I must agree with the previous tenant, TAG isn't very quick at resolving the most important issues I have addressed lately, or even acknowledge the numerous emails I sent them. Very disappointing.

    Heating issue was resolved on the 4th floor South wing pretty quick, thanks! Also, I am curious as to when the rooftop will be open for use?

  11. There was a small leak in the system that needed repairing as I understand. The roof top will be open very soon. We need the gas fitters to come in to repair one of the BBQ valves that was damaged by someone before we can turn the gas on safely.

  14. Has anybody else had issues with their AC unit tray overflowing? I had a leaked caused by this tray filling up, thankfully I was home. Apparently you have to pay a plumber to disassemble the unit in order to empty the tray. Seems strange to me as I have never heard anything like this and am surprised that I would be billed for this being a new condo . Are there not any warranties? I know that we are responsible as unit owners for most things inside our unit this just doesn't seem like this should be one of them.

  15. Barry is it possible to get some sort of notice ahead of time in regards to the cleaning of the underground parking lot ? I was out of the country when the parking lot was cleaned in April and I did not receive the notice in time., I travel a lot for my job and would appreciate some sort of notice at least 3 weeks prior. I really don't like receiving threatening notices in my mailbox about my car being towed next time if it is not removed !!!

  16. You MUST clean your furnace regularly. These are geothermal units and drain about a gallon of water an hour when heavily used. As owner you are responsible for the unit, not the corporation. This has been mentioned numerous times over the last year or so and if you bought recently, is one of the things to consider. If it floods, you will end up paying for damage to any other unit and the corporation property. This is why we arranged for regular service with Leeds at $50 per cleaning. Well worth it.

  17. We have asked TAG to arrange for longer notice when these things come up. At least one week. The problem with a three week window is trying to get people to remember three weeks later. Doing another notice closer to the time frame costs us twice as much and this will mean an increase in unit fees which we try to manage.
    Perhaps put in your calendar that in April or May we will always clean the garage or arrange for a neighbour to take care of the car should you be away and some need arises.

  18. Hi Barry just wanted to let you know that I DO pay for the service of HVAC twice per year, once in in April as well as once in November. These units were just serviced a few weeks prior to my leak , makes me wonder what exactly am I paying for ?

    1. Well, it is always hard to know without understanding the problem more precisely but I think I would have called Leeds in to look at it since they were servicing it (unless you did that).

      If it was just a blockage in the pan I would think they should be responsible (my own opinion) but if it was an actual pipe leak that's harder to determine. It's one reason I pay the $69 a year for insurance.
